The Fargo-Moorhead metro continues to grow and evolve, with new commercial and multifamily projects shaping the future of our community. Each month, we will highlight the latest permits and upcoming developments that are moving the FM area forward.
What makes new commercial projects exciting is the impact they will have on both local businesses and residents in the future. New industrial projects support job growth and expand opportunities for manufacturers and logistics companies. Retail and office developments add more options for consumers and professionals, while multifamily and infrastructure projects ensure the metro can support continued growth well into the future.
Our goal with tracking and sharing this data is to help keep business owners, investors, and community members informed about what is coming next. In this post, we’ll cover July and August permit data. Moving forward, we’ll cover one month at a time.
For July and August, the metro recorded 47 new commercial & multifamily building permits, representing more than $82.8 million in new commercial real estate investments across Moorhead, Fargo, and West Fargo. That compares to 31 new commercial & multifamily permits in July/August of 2024 with a total value of $86M.
Some of the more noteworthy new commercial projects permitted in July & August include:
- A new 130-unit apartment building by Walmart off 52nd Ave S in Fargo | $19.4M
- A new industrial build-to-suit warehouse north of Amazon in north Fargo for a currently undisclosed business | $19.3M
- “The Mill” Apartments, a 90-unit complex with underground parking 3201 42nd St S in Fargo | $14.4M+
- A new Gateway Hyundai Dealership off Main Avenue in Fargo | $8.4M
- A new 28-unit apartment building at 1319 Main Avenue in Moorhead | $3.7M+
- New storage complex at 4218 29th Ave S in Moorhead | $1.5M+
- New warehouse/shop condo project at 5598 13th Ave N in Fargo | $1.1M+
The metro also saw over $16.2M in commercial remodel permits in July and August. This compares to $33.5M in commercial remodel permits in July and August of 2024.
Notable commercial remodel permits in July and August included:
- A $2.3M remodel & addition for Moorhead’s city hall at 475 Red River Ave.
- A $1.8M fit-up for “Bar 209” at 3788 55th Ave S near the new Fargo Parks Sportscenter project.
- A $1.4M remodel of 47 apartment units at 920 5th Ave S in Moorhead.
- A $700k fit-up for “JD Sports” at the West Acres Mall in Fargo.
- A $520k remodel for “Rocky’s Burgers, Franks & Fries” at the former Taco Johns at 2601 32nd Ave S.
- A $420k fit-up for “Phoenix Buffet” at the former Mexican Village location of 3155 45th St S.
