When most people walk through a commercial property, they focus on what they can see. The layout. The finishes. The location. The parking.

What often gets overlooked is what is behind the walls.

Understanding how a building was constructed, how its systems function, and how it was designed to perform over time can dramatically impact the value and long-term success of a real estate investment. My background working in my family’s commercial construction business gave me early exposure to how buildings actually come together. That experience continues to shape how I evaluate properties today.

Not All Buildings Are Built the Same

Two buildings can look similar on the surface but perform very differently over time.

Construction quality affects:

Knowing the difference between cosmetic updates and structural quality matters. A fresh coat of paint does not tell you much about roof condition, mechanical systems, or structural integrity.

When evaluating an office, retail, or industrial property, I look beyond the finishes. I consider how the building was framed, what materials were used, how the HVAC system was designed, and whether the layout supports future flexibility.

My experience in construction has also shaped how I approach build-to-suit projects. When Clients are considering new construction, understanding cost drivers and construction timelines becomes critical.

Being able to have informed conversations about these components helps Clients avoid surprises and make smarter investment decisions from the start.

One of the biggest advantages of understanding construction is identifying potential risks early.

Deferred maintenance, aging systems, and structural limitations can significantly affect returns. Investors who overlook these factors may face unexpected capital expenses that impact cash flow and overall performance.

By evaluating properties with a construction lens, we can better assess:

  • Long-term maintenance projections

  • True cost per square foot over time
