Downtown Fargo has always been one of the most interesting parts of our market to watch. It tends to reflect broader trends, but it also has its own dynamics that make it unique.
Right now, there is a noticeable shift happening.
In the retail sector, we are seeing rents in downtown Fargo down about 11.5 percent year over year, while inventory has increased by roughly 24 percent . That combination gets people’s attention, and for good reason.
So how should we be thinking about it?
More Space, More Pressure on Pricing
When inventory increases, landlords have to compete harder to attract tenants. One of the most direct ways to do that is through pricing.
That is exactly what we are seeing downtown. Landlords are adjusting rents to drive activity, especially in pockets where vacancy is higher.
From a tenant perspective, that creates opportunity. From an ownership perspective, it requires a more strategic approach.
Leasing Is Still Taking Time
Even with pricing adjustments, leasing timelines are still long. Retail spaces in downtown Fargo are sitting on the market for over 300 days on average as of late April 2026.
That tells us demand is there, but it is selective. Tenants are taking their time and evaluating options carefully.
Opportunity or Warning Sign?
The answer is that it is a bit of both.
If you are a tenant or a business owner, this could be one of the better windows we have seen in a while to secure space in downtown Fargo at more favorable terms.
If you are an owner, it is a signal to stay proactive. Pricing, positioning, and understanding what today’s tenants want are more important than ever.
My Take
I do not see this as a long-term negative for downtown. What I see is a market adjusting after a period of change.
Downtowns across the country are evolving, and Fargo is no different. The fundamentals are still strong, but the path forward may look different than it did a few years ago.
