By Beck Erholtz, Junior Agent | Goldmark Commercial Real Estate | Fargo, ND
When I joined Goldmark Commercial full-time, I knew commercial real estate would be fast-paced, challenging, and rewarding. It has been all three. My first six months in brokerage has been full of lessons that have shaped how I approach clients, teamwork, and opportunity.
Before becoming a licensed agent, I spent 18 months interning with Goldmark, where I gained hands-on experience in market analysis, property valuation, and client service. That foundation was invaluable, but there is nothing quite like being out in the market every day. Being able to be present in processes such as meeting clients, touring properties, and learning directly from seasoned professional, had a profound impact on my opinion of commercial real estate.
Here are a few lessons I’ve learned during my first year in commercial real estate in the Fargo-Moorhead market.
- Relationships Matter More Than Anything
In commercial real estate, success starts with people. Deals are built on trust, communication, and consistency. Whether it’s a first-time investor, a growing business owner, or a long-time developer, clients want to work with someone who listens and follows through.
I’ve learned that every call, meeting, and handshake counts. The Fargo-Moorhead community thrives on relationships, and when you put time and care into building authentic connections, everything else starts to fall into place.Nothing is more valuable to me than the opportunity to recognize a familiar face in public, and greet them with a hand shake, or a head nod, and a smile.
- Every Deal Is a Learning Opportunity
No two transactions are the same. Each deal brings new challenges and insights. Early on, I realized that asking questions and staying curious is the best way to grow.
I’ve been fortunate to work alongside experienced agents who take the time to explain the “why” behind each decision. Watching how they negotiate, solve problems, and keep deals moving has been an education on its own. Experience is the best teacher, but mentorship makes that learning curve faster and more meaningful.
Being able to lean on a team who has seen a lot of the scenarios that I run into as a new agent has been very beneficial. The ability to pick their brain and receive real-time feedback without bugging them, knowing I’m taking time out of their day, is something I never take for granted. Relying on co-workers, and taking a “team,” approach to commercial real estate has been rewarding.
- Preparation Builds Confidence
Before every showing, meeting, or negotiation, preparation makes all the difference. Understanding the property, the market, and the client’s goals allows you to show up ready to deliver value.Who are you meeting? How should you be dressed? There are many small details that contribute to the impression you may leave on someone.
Even as a new agent, I’ve learned that when you do your homework, clients can tell. Preparation builds confidence, both for you and for them, and it shows that you take their goals seriously.
- The Market Is Always Moving
The Fargo-Moorhead commercial market never stands still. Industrial and multifamily properties continue to perform well, and new developments across the metro are changing the way businesses operate and invest.
Keeping up with trends, financing, and local projects helps me better serve clients. This business rewards those who stay informed and adapt quickly.
- Teamwork Makes All the Difference
One of the best parts about starting my career at Goldmark Commercial is the team around me. Commercial real estate is collaborative at every level. Behind every deal is a network of professionals, including but not limited to brokers, lenders, contractors, and clients, all working toward the same goal.
Having mentors who share their time and experience has been one of the biggest factors in my early success. The culture of support at Goldmark Commercial is something I’m especially grateful for.
- Stay Competitive, Stay Humble
This business moves fast, and so do opportunities. Staying competitive means being persistent, proactive, and prepared every single day. At the same time, I’ve learned the value of humility.
Commercial real estate is a relationship-driven industry. Listening more than you speak, treating people with respect, and following through on commitments will always stand out in a competitive market.
Final Thoughts
My six months in commercial real estate has been filled with growth, challenges, and excitement. It’s confirmed what I already believed: Fargo-Moorhead is an incredible place to build both a career and a community.
This market is full of opportunities for those willing to learn, work hard, and stay committed to helping others succeed. If there’s one lesson that stands out most, it’s this: success in commercial real estate comes from people, preparation, and persistence. And I’m just getting started.
