Office spaces have always been a cornerstone of the commercial real estate world, but things are changing quickly. With more businesses shifting to hybrid or even fully remote models, it’s clear that the way we view and use office space is evolving.
One trend that’s becoming more noticeable is the demand for smaller spaces. Companies are increasingly seeking smaller spaces to accommodate downsizing or hybrid work models. For example, out of the 112 lease deals completed in the Fargo-Moorhead metro in 2024, 80% of them were 3,000 square feet or less. It makes sense—businesses don’t want unused space when people will be working remotely, whether full-time or part-time. Flexible spaces allow businesses to save money on overhead.
Another shift we’re seeing is the rise in demand for nicer spaces with more amenities. Companies are increasingly trying to give their employees a better experience once they are in the office. Class A office spaces have the lowest vacancy in our local market and we are continuing to see the trend towards the newer, standalone office condos.
On top of that, technology is continuing to drive change in office spaces. Smart systems, high-speed internet, and improved security are becoming essential features in modern office buildings. These technologies are not just about convenience—they’re about creating more efficient, comfortable environments for people to work and collaborate.
